One fixed scope for your backyard: a new pool with corner steps, the coping, tile and finish, a travertine deck, the Jandy equipment pad and the electrical service. Engineering and every permit fee are already in the price.

Potential advantages

Sized for your yard. A 12' x 20' pool, 3' to 4'11" deep, with corner entry steps.
A clean, classic finish. Infinity coping, blue waterline tile and a travertine or marble deck.
Quiet, efficient equipment. A Jandy 2.7HP variable-speed pump and a 200 sf cartridge filter.
Color at night. A Jandy color LED light in the pool.
Permits with no surprises. Every permit fee is in the price, and the private provider keeps the project at least 50% faster.

Limitations to resolve

Your selections. Pool finish color and deck material within the allowance.
Optional add-ons. The heat pump, the AquaLink automation and the salt system are not in the total.
Site conditions. Dewatering, muck or rock found during excavation are not included.
Timeline. About 10 days of engineering, up to 15 days for permits, then 60 to 90 days of construction.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the proposal lets engineering start; we then confirm the finish color, the deck material and any add-ons together.
